More importantly, you want a contractor who carries general liability insurance and workers compensation coverage. Ask to see their certificate of insurance, not just a card. Call the insurance company if you want to verify it is current.
A general contractor without insurance puts you at risk. If a worker gets hurt on your property or if the work causes damage, you could be personally liable. This is not worth saving a few hundred dollars on a bid.
Check Reviews and References
Online reviews are the fastest way to get a sense of a contractor’s reputation. Google reviews are the most reliable because they are harder to fake. Look for contractors with at least 20 to 30 reviews and a rating above 4.5 stars. Read the actual reviews, not just the star rating. Pay attention to comments about communication, timeliness, quality, and how the contractor handled problems.
Beyond online reviews, ask the general contractor for references from recent projects in your area. A good contractor will happily provide two or three names and phone numbers. Call them. Ask about their experience.
Get Detailed Written Estimates
A reliable contractor provides a detailed written estimate that breaks down every component of the project. Materials, labor, permits, timeline, and payment schedule should all be clearly spelled out. If a contractor gives you a round number on the back of a business card, that is a red flag.
Get at least two or three estimates for comparison, but do not automatically go with the lowest bid. The lowest price often means the contractor is cutting corners on materials, using unlicensed subcontractors, or planning to hit you with change orders once the project starts. Compare the detail and completeness of each estimate, not just the bottom line number.
Red Flags to Watch For
No written contract or vague estimates with round numbers. Demanding full payment upfront before starting work. No physical address or office. Cannot provide proof of insurance. Pressuring you to sign immediately with limited time discounts. Bad mouthing every other contractor in town. No online presence or reviews. These are all signs that you should keep looking.
Questions to Ask Before Hiring
How long have you been in business? Who will be the day to day contact on my project? Do you use your own crew or subcontractors? Can you provide your certificate of insurance? How do you handle change orders? What is your payment schedule? What warranty do you offer on the finished work? Do you handle permits and inspections? How many years of experience they have in bathroom and kitchen remodelling?
A professional contractor will answer all of these questions directly and without hesitation. If someone gets evasive or defensive when you ask about insurance, permits, or warranty, move on.
Why the Cheapest Bid Is Usually the Most Expensive
We lose bids sometimes to contractors who come in 20 to 30 percent below our price. And we hear from some of those homeowners later when the cheap contractor disappears mid project, delivers substandard work, or hits them with change orders that push the final cost above what we originally quoted. The cheapest bid saves money on paper but often costs more in reality.
